Architectural plans by specialised architect
Static study  ( antiseismic) - according to current Greek laws and building regulations and under the new earthquake regulations ( NEAK)
Supervision of work by and experienced engineer
Placement of boundaries and dwelling by topographical engineer
Excavation and removal of rubble and debris from the plot
Construction of the foundations ( columns, beams, floor slabs, balconies) from reinforced concrete C20/25 with steel S500
Exterior cavity walls with internal insulation
Plastering Internal and external with three layers in the traditional way and glass net at all the points where concrete and bricks meet for extra seismic protection
Complete hydraulic installation.Water supply and sewerage for Kitchen, Bathroom, WC, washing machine, dishwasher, veranda, balconies and rainwater gutters
1000lt water tank and pump in areas where council water supply may be prone to shortage or cuts
Septic tank
Immersion heater
Complete electrical installation in each room. ( Lighting, airconditioning,TV, sockets, light switches)
Light fitting are not included
Floors will be covered with tiles of the value of 12 E/sqm category 5, with joints of 3mm. Exterior areas and stairs will have non slip, antifreeze  tiles
Sanitary ware and taps will be from European companies
Complete installation of pipes for central heating in all rooms ( excluding radiators and boiler)
The kitchen will include 4m of cupboards above and 4m below, MDF or Melamine
A two leaf wardrobe of Melamine of MDF will be included in each bedroom
Marble in all the window and door frames
White aluminium double glazing with roller binds where needed
Railings on the verandas
A Pergola up to 16m2 from durable timber treated with exterior quality varnish
Painting with Benjamin Moore or Vitex  paint.
Easy access for car, pedestrian and wheelchair access if required
All building licenses, taxes, insurance ( IKA) Mains water and electricity connection
Basic shaping of exterior areas ( no plants)
